Major has over 14 years of real estate investment experience and a background as a top-producing commercial broker. A graduate of Christopher Newport University with a B.S. in Business Management, Major started in real estate during college, managing 57 rental units for his father and flipping houses.

In 2013, he entered the mobile home park industry, purchasing his first park in Hampton, VA. Over the next decade, Major expanded his portfolio, acquiring and revitalizing parks in Virginia, South Carolina, and North Carolina. Notable successes include selling a 185-pad park in Columbia, SC, for $8.8 million and increasing the value of a 125-pad park in Columbia, SC, to $9.3 million.

In 2021, Major and his wife, Bonnie, launched Manufactured Home Outlet (MHO), which has financed 67 homes with $1.8 million in held principal and a projected $4 million in receivable interest. MHO boasts a low default rate of 5%, reflecting Major’s deep expertise and strategic approach in the manufactured housing industry. His consistent success in transforming underperforming properties into thriving assets demonstrates his profound understanding of this business and his ability to deliver results.

Bonnie began her career in 2009 as General Business Manager for the Sheraton Conference Center in Laval, Quebec, before moving to the U.S. in 2013 to lead Sales and Marketing for the Aloft hotel in Glen Allen, Virginia, where she met her husband, Major Hillard.

Bonnie’s success led to a promotion as Senior Sales Manager at the Sheraton Richmond, Virginia, from 2014 to 2017. During this period, she helped Major turn manufactured homes into profitable notes, eventually managing entire communities.

From 2015 to 2017, Bonnie managed 102 rental units, including 75 manufactured home pads and 29 financed notes. In 2017, she left the corporate world to focus on MH Estates, overseeing property management, employee management, and collections. To date, Bonnie has managed over 412 rental units and serviced 109 financed notes.

In 2020, Bonnie obtained her Manufactured Home Dealer’s License in South Carolina and founded Manufactured Home Outlet, LLC, to offer in-house financing to qualified tenants. Within 36 months, she created 66 interest-bearing notes, all financed internally. Bonnie’s extensive experience and hands-on approach have solidified her reputation as a trusted expert in the manufactured housing industry, driving sustainable growth and long-term success.

Lawrence started his career with PWC and founded his firm in 1982, LJH & Associates, CPAs & Advisors, a certified public accounting and advisory firm serving clients principally based in the mid-Atlantic region, but also nationally and internationally. The firm has extensive experience working with real estate owners, developers, property management, leasing and construction companies, investors, and syndicators involved in residential and commercial real estate.

Lawrence is a seasoned financial leader and has been an owner and investor in various real estate ventures, including commercial office buildings, shopping centers, flex warehouses, manufactured home communities, residential housing, and developed and undeveloped land, and understands the unique aspects of real estate owners and investors. He also founded and owned an investment bank and has also been involved and advised on numerous syndications of properties and funds.

With an impressive array of certifications and licenses, including CPA, ABV, CFF, CGMA, CFE, CVA,   and FINRA Series 7, 24, and 63, Lawrence’s expertise is unparalleled. His dedication to professional development is evident in his academic achievements, holding degrees from Mount St. Mary’s University, Stetson University, and Southern New Hampshire University.

Columbia Wireless is led by Richard F. Carr, Jr., who is the President and founder of the company.  

Columbia Wireless is an asset management company representing real estate owners with regard to antenna / fiber / tower site lease agreement negotiations and all matters thereof.

Columbia Wireless has negotiated over $125 million dollars in antenna related agreements on behalf of our clients.

Prior to forming Columbia Wireless in 1999, Richard was responsible for material real estate acquisition for rooftop antenna and tower site installations on behalf of AT&T Wireless, Teligent and Metricom.

Previous to all things wireless, Richard held executive positions with Maryland National Bank and Perpetual Federal Savings Bank with regard to residential-commercial lending, development, and investments. Additionally, Richard held Series 7 Registered Representative status with NASDQ’s requirements and guidelines.
